In Nigeria, getting a Certificate of Occupancy (C of O) for your landed property can be hectic, especially if you are trying to get it done all by yourself. So, how much should you budget when you are ready to process your property’s C of O?

Back to my response to the client. I responded, “It depends. There is no fixed cost.” Then, I went ahead to explain to him.

Here is the summary of our explanation;

  • Apart from the application fees, administrative fees, most of the charges such as the tax you will be charged on the property are not fixed.
  • The cost will depend on the state the property is located in, and the type of property such as house, land, etc.
  • You will have to provide some documents such as a Registered Survey, properly prepared Deed of Assignment, tax clearance certificate, etc. If you don't have them, you will have to pay respective professionals to procure them. 

This implies that the documents you have or you don’t have at that moment will determine the eventual amount it would cost you to get the C of O.

Timeline: How Quickly Will Your C of O Become Ready in Nigeria?

There is no definite duration to get your C Of O ready. It all depends on how quickly you can provide the required documents and your speed of paying the required fees such as application fee, administrative fees, tax, etc will affect the length of time it will take to get out the C of O.
